    SAFTEY/SECURITY: 1.*All guests are personally responsible for their own safety. Further registered (overnight)guests are responsible for communicating these rules to visiting (non-overnight) guests. Always use handrails and exercise care (due slowly) when walking up/down the stairs of the property. In addition, do not lean on or over guardrail on decks. Strictly NO HORSEPLAY ON OR AROUND THE PREMISES.
    2.*Alcohol must be consumed in a responsible manner by all guests on the premises. Illegal drugs are prohibited. Hosts reserve the rights to expel any guest who is "inappropriately under the influence" of alcohol or drugs. The host retains the sole judgement to determine if the guest is "inappropriately under the influence". Underage drinking is prohibited on the premises.
    3.*Do not throw any items whatsoever from any level of the building structure.
    4.*Only registered (overnight) guests will be provided door access codes that are not to be given not to be given to any other persons including visitors during an event.
    5. Please use the stepstool provided to reach items stored in cabinets at a height that is not accessible while standing at ground level without risking injury. DO NOT stand or climb onto counter tops, vanities, toilets, or cabinetry.
    6.*At no time will the overall headcount exceed more than 15 people inside the home. Guest is responsible to maintain the headcount at or below the established maximum of 15 people.
    PREBOOKING REQUIREMENTS: 7.*Accept minimum stay is 2 nights (no exceptions).
    8.*Accept at least 1/2 of the persons in the guest group are aged 25 yrs or older and these persons are required to spend every night on the premises during the stay. Also, accept at no time would anyone in guest group 17 or younger be on the premises alone.
    9.*If the guest making the booking does not have previous host reviews, then they must provide (as a pic/screenshot in Airbnb app- will be able to do at the instant booking is confirmed) government IDs of ALL overnight guests are required AS SOON AS the booking is confirmed- no exceptions. I do not rent this property to guests who have any host reviews that are less than or equal to 3 stars (or who have negative comments in a host review). Please confirm acceptance. Otherwise, the host reserves the right to cancel the booking and not issue any refund.
    10.*Visitors are allowed ONLY when an Event has been authorized by the host. Most celebrations and gatherings (Events) are allowed subject to the Event Policy and host's sole discretion. If you are interested in having an Event, please indicate the number of visitors that will attend the Event. If there is more than one (1) Event day during your stay then please indicate the date and number of visitors each day.
    11. Please accept all visitors attending an Event must provide their full name, mobile number and email. The booking guest is required to send this information NO LATER THAN 5PM 2 DAYS PRIOR TO THE EVENT - NO EXCEPTIONS. After this time there will be no other visitors allowed. Otherwise, the host reserves the right to cancel the Event and not issue any refund.
    CHECK-OUT REQUIREMENTS (fees may be assessed otherwise): 12. Check-in time is 3 pm and check-out time is 11am sharp. Requests to check-in earlier than 3pm, are subject to 24 hour in advance written request and approval by hosts, and guests will be subject to $150 fee. Late check-outs are not permitted to allow ample time to clean, disinfect and turn around the property in time to check-in the next guest. If a guest checks out late, a fee will be assessed. For every 30 minutes passed the check-out time of 11am, a $50 fee will be charged.
    13.Guests are responsible for ensuring all trash/recycle is placed into the appropriate container in the designated area. Also, guest are responsible for providing trash bags after the complimentary bags provided by host are used up. Guests are required to carry all trash from inside the home and any trash from decks to the trash receptable provided on the ground level (large black container for trash). Please avoid placing TRASH directly into a container without first bagging it up. Please do not leave any trash out on the counter/elsewhere upon check-out.
    14. GUEST IS REQUIRED TO MESSAGE THE HOST TO CONFIRM WHEN THE PREMISES HAVE BEEN VACATED (CHECKED-OUT).
    15. Please leave all bedding and linens ON THE BED AND NOT ON THE FLOOR. Please leave all towels/cloths loosely folded on the bathroom floor. Please DO NOT LOAD THE WASHER/DRYER with towels, cloths, bedding or linens at the conclusion of the stay.
    16. Used dishes must be rinsed and loaded into the dishwasher prior to departure. Please run the dishwasher with the final load before checking out.
    17. The cleaning fee that is assessed at booking is for the scope/degree of cleaning associated with a typical Airbnb stay. An extra charge will be assessed for any additional cleaning required due to guest not following House Rules and/or to restore property to its check-in condition. MAINTENANCE REQUIREMENTS (fees may be assessed otherwise):
    18. *No eating or drinking in the bedrooms or on the sofa or rug.
    19. Guests are not permitted to use exterior water hoses without written permission from host.
    20. If guest uses tanning products, then guest is required to use their own sheets. Guest must notify host in this case at the time of booking.
    21. Oil stains left on the driveway and parking area (garage) by registered and visiting guest car(s) may be assessed a cleaning fee.
    22. The home is stocked with Kuerig K coffee pods, creamers and a variety of sweeteners (on the counter). These are all complimentary for you to enjoy.
    23. Appliances, equipment, furniture, pots, pans, artwork, utensils, linens, towels, toiletries, and cleaning supplies are provided for registered guest (overnight) use/enjoyment strictly during the stay and are not to be removed from the premises at any time.
    CHARGEABLE ITEMS (included but not limited to): 24. HOST MAINTAINS THAT ALL THE EQUIPMENT AND FACILITIES ON THE PREMISES ARE IN GOOD CONDITION & WORKING ORDER. IT IS THE GUESTS' RESPONSIBILITY TO REPORT TO HOST ANY ITEMS THAT ARE NOT IN GOOD CONDITION OR WORKING WITHIN 4 HOURS OF CHECKING INTO THE PROPERTY. IF A GUEST REPORTS ANY ITEMS NOT BEING IN GOOD CONDITION OR WORKING ORDER AFTER THIS TIME OR THE HOST (OR DELEGATE) FINDS SAME AFTER GUEST HAS CHECKED OUT, THEN GUEST MAY BE LIABLE FOR REPAIR OR REPLACEMENT OF THE DAMAGED ITEM DEPENDING ON THE CIRCUMSTANCES AS DETERMINED BY THE HOST AND PERSONS EXPERIENCED IN REPAIR OR REPLACEMENT OF DAMAGED ITEM. UNDER NO CIRCUMSTANCES IS THE GUEST ALLOWED TO MAKE REPAIRS TO OR REPLACE ANY EQUIPMENT OR ITEMS ON THE PREMISES.
    25. Excessively soiled towels/linens that cannot be cleaned via conventional washing will be chargeable.
    26. Please use the BLACK face cloths provided for make-up removal. A fee will be assessed for white/grey towel and cloths which are stained by make-up.
    PARKING: 27. You are permitted 2 designated parking spaces at the home. (1-inside the garage & 2-in the driveway); if you choose to park elsewhere, it is at your own risk and expense.
    ADDITIONAL HOUSE RULES: 28. *All types of smoking is STRICTLY PROHIBITED. Any smoking damage will be assessed a fee. A MINIMUM $250 fee will be assessed if the host (delegate) deodorizes or cleans the premises due to smoking on the premises.
    29. Please avoid turning off the HVAC system. Please adjust to a desirable temperature. DO NOT leave the door/windows of the home open. 30. These House Rules are subject to change up until the time of booking confirmation.
    EVENT POLICY: 31. This policy applies (becomes part of House Rules) when an Event is planned during which the homes capacity of 10 guests on the premises will be exceeded on any day of the rental. Events are not permitted on check-out day.
    32. *ONLY REGISTERED GUESTS WILL BE PERMITTED TO STAY ON THE PREMISES AFTER MIDNIGHT. Host must issue approval in writing in order for visiting (NON-overnight) guests to enter the premises. Approved visiting guests can enter the premises starting at 4pm on the day of check-in and 8am on other days except for check-out day when no visiting guests are permitted. On those same day(s) the visiting guest must depart the premises as follows:
    a. At 9pm latest on Sunday, Monday, Tuesday, Wednesday or Thursday
    b. At 12 midnight on Friday and Saturday
    c. There are no exceptions
    Socializing outside the gate of the premises is PROHIBITED including the parking area. In other words, visiting guest must express "their good-byes" while still inside the gate of the premises and then promptly depart. This is a MUST to maintain good relations with near by neighbors, otherwise there are noise complaints (and justifiably so).
    33. *There is a "per person per day" stipulation pertaining to all visiting (non-overnight) guests. Once a visiting guest enters the premises then 1 entrant from the approved headcount is used and cannot be transferred to another guest. An approved visiting guest can leave and return to the premises during the day if needed but no one else can come in their place. This also applies to any Events. HEADCOUNTS ARE STRICTLY ENFORCED.
    34. The ENTIRE HOME rental allows up to 10 guests overall (registered/overnight + visiting/non-overnight) to enter the premises each day and is included in the accommodation charges. More than 10 guests will be chargeable as follows on an incremental basis:
    a. 1-5 additional guests (non-overnight) at $12 per person per day
    b. 6-10 additional guests (non-overnight) at $15 per person per day
    Full payment is required no later than 5pm day before check-in date via Zelle or comparable payment tool.
    35. *The maximum headcount on any day is 20 guests overall including registered (overnight) plus visiting (non-overnight) guests. For larger parties please kindly contact the host. In addition, any Event on the premises is subject to all governmental authority and Airbnb restrictions concerning COVID-19 pandemic control. Guests are responsible for following subject restrictions (masks, social distancing, etc.) while on the premises.
    36. Registered (overnight) guests may not charge an entrance fee (admission) to visiting (non-overnight) guests. ALL visiting guests must be known to the registered guest(s).
    37. All registered guests (separately and collectively) are responsible for the actions of all visiting (non-overnight) guests (separately and collectively).
    38. All other House Rules remain in effect during Events.

    A: Yes, there is Bose Bluetooth speaker on the kitchen counter provided for your listening enjoyment. Instructions on how to use it are provided in the binder on the kitchen counter.
